1. Offer: The intention to conclude a contract with others means that the content of the offer should be specific and definite.

The offer shall take effect immediately upon reaching the offeree. When a data message is used, the time at which the message enters the offeror's designated system is the time of arrival, and the first time for any system to enter the addressee with that message is the arrival time without specifying the system.
The offeror may give notice of the withdrawal of an offer either before the offer reaches the offeror or at the same time as the offer. If the offer has arrived, it cannot be revoked, but the offeror may give notice to revoke the offer before the offeror makes a commitment. An offer is irrevocable if the offeree has made the preparation for the offer to perform the contract.
Offer lapse: 1) The notice of refusal of offer arrives to the Offeror, 2) the offeror revokes the offer according to law, 3) The term of the commitment expires, the offeree fails to make a commitment, and 4 the offeree makes a material change to the content of the offer.
2. Invitation to offer: a means of wishing others to make an offer to themselves. such as price lists, auction announcements, tender publicity, commercial advertising.
For example, the purchase of office equipment only clear the quantity of procurement.
3. Commitment: The offeree agrees to the offer. A commitment is generally made in the form of a written notice, except in accordance with the trading habit or offer which indicates that a commitment can be made through the Act.
Commitment to reach: 1) The offer shall be made in the form of a dialogue, with an immediate undertaking, unless otherwise agreed; 2) The offer shall arrive within a reasonable period of non-dialogue. In the form of a letter or method, a reasonable period includes the time of the return mail delivery. Where a letter or telegram is used, the commitment period is included in the date on which the letter is dated or on the day the telegram is sent. If the letter does not contain the date, the date of posting of the letter is beginning to be calculated. 3) The offer is made by rapid means of communication such as telephone or facsimile, and the commitment period shall be calculated from the time the offer arrives.
Promises can be withdrawn but not withdrawn. The contract was established when the commitment came into force.
