Compared to the enthusiasm of the non-housing enterprises to the land, the small and medium-sized housing enterprises are much quieter this year, and the performance of the non-housing enterprises is just upside down. In the above we are very concerned about the issue, this newspaper randomly selected 30 small and medium-sized real estate enterprises and 24 manufacturing enterprises conducted a survey.  The results show that non-housing firms are more enthusiastic about investing in real estate than housing companies. Manufacturing companies to invest in real estate enthusiasm high the 24 non-housing companies that responded to the questionnaire said 15 per cent had invested in the real estate industry since the year to 62.5%. Among them, 8 companies said they bought property, 13 companies said they had bought land, and 3 of them said they had set up a real estate company. The results of our July survey of hundreds of sample companies show that the macro-economic "virtual economy is hot, the real economy is cold" features obvious, a considerable part of the manufacturing enterprises put money into the stock market, the property market, which is mutually supporting the findings.  Single from the purchase of land, the non-housing enterprises accounted for a very high, up to 54.2%, more than half. What causes non-housing companies to invest in real estate enthusiasm? Survey results show: 15 of the investment in real estate enterprises, 3 companies because the industry is too difficult to do, said it will switch to real estate industry, gradually to the real estate industry, 7 companies because the real economy is not improving, so investment in real estate to improve capital efficiency, is a temporary act  5 companies are investing in real estate for asset preservation because they have strong inflationary expectations. In some industries, many companies do not have much improvement in the operating situation, and the property market all the way up, will inevitably sting them to do industrial heart.  The cold is hot, and it becomes a logical choice. Six into the housing enterprises this year did not take place compared to the enthusiasm of the land, small and medium-sized housing enterprises this year's behavior is more silent. Of the 30 small and medium-sized housing enterprises, only 12 of them have taken the land this year, accounting for more than 40%, and there are 18 companies that have not taken the land, accounting for 60% (see Figure 2).  The performance of the middle-house and 24 non-housing enterprises is just upside down. Where are the 12 housing companies that have taken the land this year? The results show: there are 2 in Shanghai to take the land, there are 2 in Hangzhou took the land, and another 1 in Guangzhou took the land. In addition to the above 6 enterprises, other enterprises to take more distribution in three or four-line cities, such as Nanning, Huangshan, Zhenjiang, Shaoxing, Wenzhou, Ningbo, Yiwu, Xiaoshan, FuYang et (see figure 3).  It can be seen that many of the small-booth enterprises in the conduct of land by the high land price and its own capital strength of the double bondage. In addition, some housing companies do not take the land, it is due to risk control considerations. So, what do these 24 non-housing companies think about the risk of taking land? Our findings show (see Figure 4): There are 14 enterprises believe that the current land market has a certain risk, but long-term can be optimistic, you can take the land, accounting for up to 58.3%; 4 companies think there is no risk, enterprises have spare money, you can place, buy a house, accounting for 16.7%, and think that the market risk has been high, Take the place to keep cautious and cool business only 6, accounting for only 25%. 30 housing companies, 13 said long-term bullish, is currently expanding, 2 said there is no risk, can be assured to take the land, the other 15 companies pay attention to the risk, expressed the need to operate cautiously.  In comparison, non-housing enterprises in the real estate industry to judge the future development than the housing enterprises more optimistic, higher than 25%. Regardless of its power rational irrational, their access to real estate enterprises will have a certain impact. In particular, the small and medium enterprises, just out of last year's difficult period, in the current market high operation, the future is not very clear situation, how to layout the enterprise development strategy has become a top priority. Are you going to continue on line one or two? Or to the three or four-line city to open up a new frontier?  This has become the problem that the middle and small enterprises have to choose. Watch the one or two line, take the ground three or four line in the real estate industry to dock the trend of space is how to judge it? The findings show (see Figure 5): There are 12 companies that will continue to focus on one or two-line cities in real estate development, accounted for the highest, up to 40%, the real estate will be from the one or two-line city to suburban development of enterprises have 8, accounting for 26.7%, think that will be from one or two to three or four lines of urban development enterprises have 10, accounting for 33.3%.  This shows: 66.7% of small and medium-sized housing enterprises are currently not optimistic about the three or four-line city development space. Another survey project confirms the above conclusion. In the questionnaire, we set up the answer, let the enterprise fill out their view of the most appreciation space of the three cities, the statistical results show (see Figure 6): 30 Small and medium-sized housing enterprises most optimistic about ISHangzhou and Shanghai, in addition, Beijing and Chengdu are 7 companies look good.  And the three or four-line city only Nanning, Wenzhou, Ningbo Three, and the ticket rate is very low. However, in the previous analysis, we also see that 30 of the housing enterprises in the one or two-line city to get the only 6 (6 houses in the three or four-line city also have to take, such as a home enterprise in Guangzhou, Yiwu, Dongyang three to take a total of 150 acres). Other housing companies either did not take the land or were taken in the three or four-line city.  The result is contradictory to the view that the top housing companies are bullish on the one or two-line city. What causes this contradiction? "Zhejiang Merchants," the reporter learned that although they participated in many land auctions, but the higher the price of land, so that they do not dare or have the strength to fight to land. From this perspective, in the case of many forces into the real estate industry, small and medium-sized enterprises with state-owned companies, large rooms and the hands of the layman with heavy money to compete with Taiwan, and not much of the space to exert their fists.
