When studying the influence of rail transit construction in Beijing on urban industrial development, some preliminary conclusions were obtained. By analyzing the influence mechanism between rail transit and industrial layout, we can find out the overall impact of future rail transit construction in Beijing on urban industrial spatial layout. I have summarized the following 10 conclusions:
1. Rail transit construction will promote the formation of a multi-center industrial and employment structure in Beijing, especially in the new city and high-end industrial functional areas to form a new industrial and employment center. The number of new industrial centers is 3-4.
2. In 2020, the Rail Transit plan will make the industrial layout of Beijing a "small center, large network" overall structure, the Central City Road Network Encryption Scheme blur the economic and geographical differences in industrial distribution in the main city to a certain extent, and the network layout tends to be obvious.
3. The spatial layout of the six high-end industrial functional areas will be extended along the rail transit network, and the direction of the extension will be towards the central urban area, the leading industries in major functional areas will first spread around close rail transit sites.
4. the transfer site will be surrounded by commercial services and catering and entertainment business areas, 14 of which will form a regional trade center. Real estate development will also be centered around the big station and transfer station, but its distance from the site will be a little longer than that of commercial services and catering and entertainment areas, that is, around the big station and Transfer Station will form a space pattern centered on business services and catering and entertainment, with real estate as the perimeter.
5. The spatial layout of Beijing's producer services (including information services, business services, financial services, and modern logistics) will be characterized by "small-scale diffusion and large-scale agglomeration, the phenomenon of proliferation and agglomeration will take the six high-end industrial functional areas as the core zone.
6. The spatial layout of the traditional service industry in Beijing (including accommodation and catering services, wholesale and retail) will show a decentralized trend and gradually form an evolutionary trend of "Point-like-strip-like, in particular, the traditional service industry in the central city will be connected with the encrypted network.
7. There is no strong interaction between the spatial layout of the traditional manufacturing industry in Beijing and the rail transit construction. The existing layout of the traditional manufacturing industry will not be significantly affected by the rail transit construction.
8. Similar situations also occur in some services, the Industrial Spatial Layout of water conservancy, environmental and public facilities management, education, health, social security, and Social Welfare Industries has no obvious spatial association effect with rail transit construction, rail transit construction has little direct impact on the spatial layout of the above industries.
9. In terms of construction time series, the M6 line from the central city to Tongzhou, the L2 line from the central city to Yizhuang, And the M12 line from the Central City to the M15 line from Shunyi, it has a strong guiding role in promoting the industrial development and space Optimization Configuration of new towns and high-end industrial functional areas. In terms of economic benefits and urban space layout, priority should be given to construction in the near future. Starting from Beijing's long-term development goals, to strengthen the connection between new cities in the east, in the future, construction of the S6 line connecting Miyun, Huairou, Shunyi, Tongzhou and Yizhuang and the S3 line connecting the central city-Shunyi-Pinggu should be started to promote the overall industrial layout of Beijing.
10. The Beijing rail transit construction plan meets the requirements of Beijing's overall planning and industrial planning for urban and industrial spatial layout, in addition, it has played a huge role in promoting the evolution of Beijing's urban forms and industrial space structure. In a sense, it has constantly shaped the economic and geographical pattern of Beijing, it promotes the formation of the overall structure of "Two Axes and two centers", improves the allocation and utilization efficiency of public transportation resources, and lays a solid foundation for the sound and rapid development of the capital's social economy.
